President’s Notes

 

If the statement, “The proof is in the pudding” has any validity at all, then it applies to our February 21st SEMPPES meeting.  Ninety-one members and guests were in attendance to commemorate our “Appreciation to Past Presidents” and to partake in Paul “Green Building” Goldsmith’s presentation regarding the United States Green Building Council and how Green Building / LEEDS will impact our future in construction and facility maintenance.  Folks, that was a SEMPPES attendance record!  If you’re a SEMPPES vendor / supplier and you’re not making meetings, you are missing the boat.  January’s meeting was also well above the norm for attendees with 65 members.  March’s meeting promises more of the same as I expect a lot of members will attend the Merrill-Lynch financial planning presentation.

 

April 1st and 2nd SEMPPES will be co-sponsoring the Michigan Facilities Expo at the Rock Financial Center in Novi.  Any members that would like our booth to hand out line cards, business cards, or any other advertising media for their respective business, please get that material to me by March 31st. If you’re attending the Expo, please stop by and say hello to myself or Al Preis.

 

And I need to congratulate all members who RSVP’ed for the February meeting.  Eighty-one RSVP’s and ninety-one attendees.  Those numbers are much more manageable.  Please keep it up and RSVP any meeting you plan on attending.  Thanks on behalf of Dimitri’s.  This makes their job so much easier.

Several years ago, I was working at the powerhouse at William Beaumont Hospital in Royal Oak Mi.

We had a 1500 ton Carrier centrifugal chiller driven by a Worthington condensing steam turbine. I had spent a few years getting the chiller and turbine to work correctly – the chiller just would not bring down the supply water temp to the required set point of 42 F.

The problem was found to be oil logged refrigerant. The operators were adding oil to the compressor with a hand crank pump more than necessary over the previous years. The refrigerant was evaporated in the pump out receiver and over 30 gallons of oil was removed. The oil was preventing the refrigerant from reaching its proper evaporating temperature in the chiller.

When we started the chiller up it ran great.

The next step was to inspect the turbine as the steam seal rings were badly worn and excessive condensate was entering the turbine lube oil system.

This particular turbine was surrounded by a very nice sheet metal enclosure that the hospital sheet metal shop had installed several years before.

This, of course, had to be removed to be able to disassemble the turbine for inspection.

We worked with the Manufactures rep on the turbine and the rotor was shipped out for cleaning and balancing.

When all of the work was complete on the turbine, it was reassembled and we attempted to start it up for a test run. There was a problem getting the condenser system to pull a sufficient vacuum in the turbine. We checked everything for several days trying to figure out where the air leak was coming from. I was pulling my hair out.

 The midnight shift decided to give it a try and by accident, did not start the steam jet air ejectors in the proper order. This caused a positive pressure to develop in the turbine casing when the throttle valve was first opened and guess what they observed?

Several ¼ “ holes were drilled into the turbine casing by the tradesmen when they mounting the nice sheet metal enclosure! Steam was blowing out of the tapped holes and it was now very obvious where our air leak was coming from. We inserted a few bolts into the holes and everything worked as it should. The sheet metal enclosure was never re-assembled.

I learned a lot from working on that machine over the years. Last I heard they tore it out to replace it with a more efficient electric chiller.

LEEDS Training


I was having trouble referencing where to sign up for LEEDs Training and received the following from Brian Irwin:

 

Dennis, in reference to your inquiry about LEED Training Workshop from the presentation last month.  From the USGBC website (www.usgbc.org), there are several ways to search for workshops, the way I found to be the easiest for the workshop Paul was referencing was to get to the Detroit Chapters webpage http://chapters.usgbc.org/detroit/ from here there is the LEED-NC Workshop in Southfield on April 2.  A couple comments, I attended one of these last year in Grand Rapids and thought extremely highly of it for people in our industry (suppliers and engineers)!  One note I would point out is there are several classifications of focus, for example healthcare, existing building retrofits, new building construction, etc.  The one on April 2nd will be targeted for New Construction (NC).  The one I attended was Existing Building Retrofit and as noted above was extremely educational.  The NC sounds good as well as it will likely focus on the planning, design and commissioning of the buildings (this is speculation of course).  Hope this is useful.     -  Brian T. 6.)       Vendors and Engineers are welcome to submit suggestions for future Presentations or Tours for the coming year. Presentations & Tours are a great way to introduce the club membership to new technologies, new products or ideas, and to help educate and update ourselves with "what's new" in our industry.  They are a truly valuable benefit of SEMPPES membership.
