BUILDING?
Green Building, huh? Mysterious words being used more and more around
the facility maintenance industry. What is it? What's it mean for
the future of facility maintenance? Questions, questions....
Well, SEMPPES is going to get some answers to those questions at the February
meeting from Paul "Green
Building" Goldsmith of the United States Green Building
Council (www.usgbc.org). Paul is a
renowned speaker and authority on Green Building / LEEDS and the Southeastern
Michigan Power Plant Engineer's Society is happy to announce him as our guest
presenter for February. |

Design Architecture – LEED Faculty/ LEED Accredited Professional Resource sustainability, green architecture, and
environmental sensitive design are fundamental principles that go to the very
core of the Architecture profession. These principles are not exactly new to
Paul Goldsmith. Paul is a United States Green Building Council LEED
Accredited professional, an expert in sustainable design, and champion of
HarleyEllis’ development of design standards for projects seeking LEED
certification. With over 30 years experience in architecture, Paul utilizes
an approach to architecture based upon engagement that allows customers to
better identify opportunities for sustainable design in buildings. He has
managed and executed several projects throughout the Paul routinely speaks on the topic of sustainable design. Within a sustainable design approach, he views facilities from a holistic perspective, evaluating environmental performance over the life of the facility, and striving to achieve a balance between known standards and emerging issues. The January SEMMPES meeting turnout at Dimitri's in Dearborn was absolutely fantastic. Over sixty members were in attendance...dinner, as usual was superb, and the presentation regarding Belzona products administered by the Rumford Industrial Group was informative and interesting. I used Belzona Molecular Metals back in the early 80's on numerous pump repairs at Oakwood Hospital with great results. Belzona has diversified into quite a number of maintenance uses over the years that I wasn't aware of until this presentation.
For February, we have Paul Goldsmith from the United States Green Building Council presenting to the membership. Paul has been personally courted by me for some time to present to the membership. After numerous attempts to secure him, I finally resorted to pinching off his oxygen supply until he agreed to my request. I hope the membership agrees with me that Green Building is a relevant subject for our presentation and attend in great numbers for what should be an interesting evening...don't forget this is also the Past President's Appreciation Month! Please RSVP to our webmaster if you're going to attend.
In March we'll have Merrill-Lynch representative and SEMPPES member, Dr. Ramamurthy along with an associate or two, presenting a financial planning seminar for our meeting. And in April, current SEMMPES officer Al Preis, who worked over 30 years in the No. 1 Powerhouse at the Rouge complex will be discussing turbine maintenance with the membership.
Change can be a good thing if for no other reason than to keep things from becoming mundane, so we're moving the Christmas Party to the Ritz-Carlton in Dearborn this year after quite a few years at the Sheraton-Novi. The event will be held in the Gallery at the Ritz on Saturday, December 6th. I'd like to thank Ritz maintenance director and former SEMPPES president, Geoff Powers, for the reference and discounts we received to bring our function over there.

consideration." Ignorance is Bliss! I started working in the No.1 Powerhouse @ the Ford Rouge Plant in December of 1962 as a Stationary Steam Eng’g Apprentice. During the 4 year, 8000 Hr. hands on training we were required to work on the Powerhouse operating equipment and since we were large enough to have a full time maintenance crew of various Skilled Trades, we were assigned for instance to the Powerhouse Mechanics for a duration of 2000 Hrs. I was assigned as part of my training, to a Pipefitter. Our job was to install Steam Modine Heaters on the wall behind a couple of turbine powered air compressors, which were called Turbo-Blowers. With the help of a welder we hung the Heater and started to run the piping. Around 9:30 a.m. it was time to take a coffee break. As we got around the front of No. 2 Blower turbine I heard a very loud noise outside the building, a lot of air was venting to the atmosphere and a loud pounding, which I found out later were Checkvalves slamming shut. The operators on turbine floor started running around closing Valves adjusting valves, re-opening valves, we just continued on to our break. When we returned to the job, the Chief Engineer and a Shift Engineer were looking at al the charts and gauges, talking to the Operators on duty, studying the Log sheets. Pretty soon everything was back to normal, everyone but the operators left, my partner and I continued with our task. Lunchtime came around and we went to lunch and as we got 2 or 3 steps away from the front of the turbine, the incident repeated itself. Everyone started running around we just continued on to the lunchroom. After lunch when we got back , the scene from the morning repeated itself, the Chief Engineer and both Shift Engineers were on the turbine deck and the Operations Superintendent was also there. We were interested but in view of all the brass, we were working on our project, until it came to afternoon break time, everyone was still standing around the Turbine scratching their collective heads when we came around the turbine and lo and behold the same thing happened, only this time the Chief engineer grabbed my partner and asked him what he had tapped with his ¼ lb hammer. It turned out that as we were walking around the turbine, my partner was tapping the bolts on the split joint of the turbine casing and continued on to the turbine bearing housing bolts and just then he hit the emergency trip button for the 3rd time that day. In the end nothing happed to him, everyone was so relieved to find out what was causing the unexplained trips. Well I learned that Tripping device on that day. Shortly thereafter the trip buttons were painted red. Al Preis
